Por eso lo denominamos el modelo multiusos.<\/p>\n<p>Lo importante es que, si tienes alg\u00fan tipo de ingreso con origen en Espa\u00f1a, tienes que rellenar el Modelo 210 y pagar los impuestos correspondientes. En general, si eres residente en un pa\u00eds de la UE, el tipo impositivo es el 19% y, si no, el tipo aplicable es del 24%.<\/p>\n<p>Hay cuatro casos completamente diferentes en los que nos vemos en obligados a utilizar el modelo 210:<\/p>\n<h4>\u00a0<\/h4>\n<h4><strong>1. Si tienes ingresos por rentas de trabajo<\/strong><\/h4>\n<p>\u00c9ste es el caso de trabajadores que vienen a Espa\u00f1a y su estancia en el a\u00f1o natural no alcanza los ciento ochenta y tres (183) d\u00edas. Por ejemplo, los profesores extranjeros que llegan a Espa\u00f1a para incorporarse en septiembre para dar clases en un colegio, hasta el mes de diciembre son considerados no-residentes fiscales y por lo tanto tienen una retenci\u00f3n en la n\u00f3mina del 19% o 24% sobre los ingresos brutos. Si la empresa para la que trabajan aplica correctamente las retenciones, no tendr\u00e1n obligaci\u00f3n de presentar el Modelo 210, pero si la empresa aplica las retenciones err\u00f3neamente, bien por exceso o por defecto, s\u00ed tendr\u00e1n que presentarlo. En caso de que el resultado del 210 sea a devolver, el plazo para presentarlo ser\u00e1 todo el a\u00f1o natural siguiente. En caso de que sea a ingresar deber\u00e1 presentarse trimestralmente. A partir del mes de enero y si pasan m\u00e1s de 183 d\u00edas en ese a\u00f1o natural, se les considera residentes fiscales en Espa\u00f1a y tendr\u00e1n una n\u00f3mina con las retenciones correspondientes a su sueldo anual, y presentar\u00e1n el tradicional IRPF para pagar sus impuestos como cualquier otro residente fiscal.<\/p>\n<h4>\u00a0<\/h4>\n<h4><strong>2. Si tienes ingresos por un alquiler<\/strong><\/h4>\n<p>En este caso el Modelo 210 hay que presentarlo trimestralmente y no pueden faltar los datos fiscales del inquilino y hasta la referencia catastral del inmueble. Como en el caso anterior, hay que pagar el 19% para el caso de los residentes de la UE sobre el rendimiento neto (ingresos menos gastos) y el 24% para los residentes fuera de la UE sobre los ingresos brutos del alquiler, sin posibilidad de deducir ning\u00fan gasto.<\/p>\n<h4>\u00a0<\/h4>\n<h4><strong>3. Si no alquilas la casa que tienes en propiedad<\/strong><\/h4>\n<p>En el caso de inmuebles que no est\u00e1n arrendados, el impuesto a pagar se calculara sobre el 1.1% del valor catastral del inmueble, aplicando los tipos del 19\/24%. Esta declaraci\u00f3n hay que presentarla durante el a\u00f1o siguiente, de enero a diciembre.<\/p>\n<h4>\u00a0<\/h4>\n<h4><strong>4. Ganancias derivadas de la venta de inmuebles<\/strong><\/h4>\n<p>Las ganancias derivadas de la venta de un inmueble en Espa\u00f1a por un no residente (valor de transmisi\u00f3n menos adquisici\u00f3n). El tipo impositivo aplicable es un 19% y se declarara en los cuatro (4) meses siguientes a la transmisi\u00f3n.<\/p>\n<h4>\u00a0<\/h4>\n<h4><strong>Las sanciones del Modelo 210<\/strong><\/h4>\n<p>Los recargos por presentar el Modelo 210 fuera de plazo sin requerimiento previo por la Administracion ser\u00e1n del 5% si el retraso es de tres (3) meses; 10%, seis (6) meses; 15% hasta doce (12) meses; y 20% m\u00e1s intereses si es m\u00e1s de doce (12) meses.<\/p>\n<p>En el caso de que sea la Administraci\u00f3n la que te lo reclame, las sanciones ser\u00e1n aproximadamente de ciento setenta y cinco euros (175 \u20ac) si el resultado de la declaraci\u00f3n es cero y de entre el 50% y el 100% de la cuota no ingresada.<\/p>\n<h4>\u00a0<\/h4>\n<h4><strong>Impuesto especial espa\u00f1ol para extranjeros que trabajan en cesi\u00f3n<\/strong><\/h4>\n<p>Existe un r\u00e9gimen fiscal especial para los extranjeros que vienen a trabajar en Espa\u00f1a en un contrato de trabajo con una empresa espa\u00f1ola. Esto se conoce a veces como la \u00ab<a href=\"https:\/\/ustaxconsultants.es\/es\/servicios\/leybeckham\/\">Ley de Beckham<\/a>\u00ab, ya que supuestamente se cre\u00f3 para que el futbolista David Beckham no tuviera que pagar impuestos sobre sus derechos de imagen en todo el mundo cuando lleg\u00f3 al Real Madrid en 2003.<\/p>\n<p>En virtud del r\u00e9gimen, solo est\u00e1s sujeto a pagar impuestos en Espa\u00f1a sobre la renta espa\u00f1ola a una tasa del 24% hasta seiscientos mil euros (\u20ac600,000) (a\u00f1os 2015 y 2016). Por m\u00e1s de \u20ac600,000, en 2016 la tasa de impuestos se redujo del 47% al 45%. No hay impuesto a las ganancias de capital a pagar sobre intereses fuera de Espa\u00f1a.<\/p>\n<p>Si eres un residente fiscal espa\u00f1ol (pasaste m\u00e1s de 183 d\u00edas al a\u00f1o en Espa\u00f1a) y no has residido en Espa\u00f1a en los \u00faltimos diez (10) a\u00f1os, puedes solicitar que te sometan a este r\u00e9gimen dentro de los seis (6) meses posteriores a tu llegada a Espa\u00f1a. Puedes obtener impuestos reducidos hasta en los cinco a\u00f1os siguientes. Luego debes presentar el Modelo 150.
